The RICS Homebuyers Survey Report

This report is suitable for modern and traditional homes of conventional design built since 1900

The Homebuyers Survey Report includes:

  • A clear layout which is easy to understand, so you can quickly find the details you need to make a reasoned and informed decision on whether or not to proceed with the purchase
  • Colour-coded condition ratings which enable you to easily interpret the condition of the property
  • A valuation is not included as standard but can be added if required 
Condition Rating

Detects which are serious and/or need to be repaired, replaced or investigated urgently.

Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.

The RICS Homebuyer Report uses a traffic light system that lets you see at a glance the condition of the various parts of the building.
Time can be of the essence when buying a home. Once we have carried out the inspection we aim to complete all Homebuyer Reports within 72 hours. Reports are emailed to you (and if you request also to your legal adviser/broker) as soon as they have been completed.
Once you have your Homebuyer Survey Report we are happy to discuss the report. There may be scope to negotiate a price reduction if defects have been identified that you were unaware of at the time the price was agreed. We can discuss this with you.
The RICS Homebuyer Survey Report is a great straight forward product identifying key issues affecting a home you are hoping to purchase. Please note this report is really only suitable for traditionally constructed uncomplicated properties without significant alterations or additions.

Building Surveys

Building Surveys are the most detailed inspection available, and are particularly suitable for unique properties, listed buildings and properties requiring extensive refurbishment.

The report will include full details of all visible elements of the building and items of disrepair and defect. It examines all accessible parts of the property. It will also include information relating to the method of construction, condition of the structure and likely future repairs. The report follows a similar pattern to the Homebuyers Report with a Colour coded rating system.

Building Surveys also examine outbuildings, boundary walls and fencing as well as drainage systems.

Building Surveys are very comprehensive reports. An estimation of reinstatement cost for insurance purposes is not included as standard and neither is a valuation but these can be provided as an additional service if you require.

It is a product tailored to your needs and we suggest you advise us of any concerns you may have regarding the property before the agreed date of the inspection. Once you have your Building Survey Report we are happy to discuss it through with you in detail. It may be that there is scope to renegotiate the price if defects have been identified that you were unaware of at the time the purchase was agreed in principle.

Valuations

If you require an RICS Market Valuation of your house or flat for such purposes as help to buy, matrimonial disputes, capital gain or for estate/probate purposes, Dreamfinch Surveyors have experience in provision of a broad range of Valuations and are registered RICS Valuers. We have a pround record of every valuation we have produced being accepted by relevant organisations such as Target HCA, Housing Associations, and HMRC.
